Real Estate Digital Marketing: India & UAE Guide

V

· 6 min read

A property buyer in Chennai or Dubai now shortlists projects online long before they visit a site office: they search, compare listings, watch walkthrough videos and message on WhatsApp at midnight. Real estate digital marketing is about being in each of those moments with the right information, and then following up fast enough to turn an enquiry into a site visit. This guide covers the channels, a strategy by project stage, the advertising rules in India and Dubai, and the numbers worth measuring.

Why Property Marketing Is Different

Long decisions

Buyers research for weeks or months, across many sessions and devices

High value

One sale can repay a year of marketing, so a good lead is worth a lot

Regulated

Ads must carry registration or permit details in India and Dubai

Speed wins

The developer or broker who calls back first usually gets the site visit

Because of this, the goal is not clicks or even leads. It is qualified site visits, and eventually bookings. Every channel below should be judged on that.

The Channels That Work

A project website or landing page that answers buyers' questions

Each project needs a fast page with what buyers look for first: location and a map, configurations and carpet areas, price range, amenities, floor plans, construction status, possession date, the registration or permit details, and a WhatsApp button. Portals send traffic, but your own page is where you control the story and capture the enquiry.

Google Ads for high-intent searches

Search ads reach people typing "2 BHK flats in Porur" or "apartments for sale in JVC Dubai", who are much closer to buying than someone scrolling a feed. Target by locality and project type, send each ad group to the matching project page, and exclude searches for rentals, jobs and courses if you only sell.

Meta and Instagram for reach and video

Instagram and Facebook build awareness around a launch, retarget people who visited your project page, and work well for walkthrough videos and short site updates. Lead forms inside Meta are convenient but tend to produce lower-quality leads than enquiries from your own page; qualify them quickly.

Property portals

Portals such as 99acres, MagicBricks and Housing.com in India, and Bayut, Property Finder and Dubizzle in the UAE, are where many buyers start. They are worth using, but the same buyer is usually enquiring with several developers at once: respond within minutes, and move the conversation to your own channel.

Local SEO and locality pages

Buyers search by neighbourhood. Pages that genuinely describe a locality, its schools, commute times and price trends, with your projects in it, can rank for years at no cost per click. A complete Google Business Profile for each sales office helps you appear in map results.

WhatsApp and a CRM for follow-up

Most property enquiries end up on WhatsApp. A CRM that captures every enquiry, from ads, portals, the website and WhatsApp, records where it came from and reminds the team to follow up is what turns marketing spend into site visits. Our guide to CRM software for small business covers what to look for.

A Strategy by Project Stage

Stage Goal Main channels
Pre-launch Build a list of interested buyers Teaser page, Meta and Instagram video, an expression-of-interest form
Launch Convert interest into site visits and bookings Google search ads, retargeting, portals, WhatsApp follow-up, events
Sustenance Sell remaining inventory steadily Search ads on locality terms, SEO, referral offers to existing buyers
Near possession Sell ready-to-move units to a new audience Ready-to-move messaging, video tours, searches for "ready to move" homes

A real estate digital marketing strategy should shift with the project: what works before launch wastes money near possession. Brokers and smaller developers can run a lighter version of the same plan: one strong page per project or locality, search ads on the few localities they know best, and disciplined WhatsApp follow-up.

Advertising Rules in India and Dubai

Get the compliance details into every ad. Property advertising is regulated in both markets, and regulators have fined promoters and brokers who leave the details out, including on social media.

  • India (RERA): the RERA Act requires the registration number and the authority's website on every advertisement for a registered project, and state authorities add their own rules. In Tamil Nadu, since 1 July 2025, every advertisement, including digital and social media ads, must show the project's TNRERA registration number, its QR code and the authority's website. Maharashtra has similar requirements for the registration number and QR code. Check your state's current circular before a campaign goes live.
  • Dubai: property advertisements need a permit from the Dubai Land Department through its Trakheesi system, and the permit number has to appear on the ad, social media posts included.

Build these details into your ad templates and landing pages once, so no campaign launches without them.

What to Measure

  1. Cost per qualified lead, not cost per lead: a lead with the right budget and timeline.
  2. Lead-to-site-visit rate, which tells you whether follow-up is working.
  3. Cost per site visit, the number to compare channels on.
  4. Site-visit-to-booking rate, which measures the sales team and the product.
  5. Response time: how many minutes before a new enquiry gets a call or message.

To compare channels on these numbers, every enquiry must carry its source. Set up tracking before spending; we explain the method in How to Know Which Ads Actually Bring You Customers.

Frequently Asked Questions

What is the best digital marketing channel for real estate?

For buyers ready to act, Google search ads and property portals usually bring the strongest intent. Meta and Instagram are better for launches, video and retargeting. Most projects need both, judged on cost per site visit rather than cost per lead.

How do I get better quality real estate leads?

Send ads to a project page with price ranges and configurations, so people who cannot afford the project do not enquire, and qualify every lead quickly on budget, location and timeline. Exclude rental and job searches from search campaigns.

Do social media property ads need a RERA number or permit?

In states such as Tamil Nadu and Maharashtra, RERA rules require the registration number and QR code on advertisements, including digital ones. In Dubai, property ads need a Trakheesi permit number. Confirm the current rules with your RERA authority or the Dubai Land Department.

Should a real estate business build its own CRM?

Start with a ready-made CRM if your process is standard. A custom CRM makes sense when you need to pull leads from several portals, ads and WhatsApp into one place with your own follow-up rules and reports.
